I. Research & Acquisition
Our Strategic Partners takes two to four years to study a particular North American market. They conduct extensive environmental, physical and financial due diligence on the land. They consult with local experts within the community. Thousands of acres are researched and, ultimately, only a fraction meets their standards for acquisition..
 

Our Strategic partners looks to confirm three conditions:

  1. Sustainable Growth Corridors – Areas in proximity to two or more major centres that have seen and are projected to see substantial population and employment growth
  2. Strategic Land – Land strategically located within the sustainable growth corridors
  3. Cost-Effective Development – Lands that we feel are suited for economically viable and competitive development.
 

Top-Down Research Approach

They put land through an acquisition process in which the stages resemble a funnel – with each level or layer being a filter in which the land is evaluated. Only the land that ultimately meets this criteria is selected.

II. Investment Structuring

Through their syndication model, our Strategic Partners makes land-based real-estate investment accessible to qualified investors and purchasers.

III. Planning & Development

Our Strategic Partners will plan and develop an entire community or neighbourhood in collaboration with regional and municipal planning authorities with the aim of achieving the highest and best development potential of these lands.
The planning and approval process often includes a:

  • Development Feasibility Study - provides a large-scale, broad vision for future development of the land Conceptual Master Plan- Determines potential land uses (residential, commercial or industrial), street layout, regional and onsite servicing infrastructure.
  • Conceptual Master Plan - determines potential land uses (residential, commercial or industrial), street layout, regional and onsite servicing infrastructure.
  • Policy Plan/ Rezoning/ Plan of Subdivision - obtains statutory approvals, or entitlements for the right to develop the property, which in most jurisdictions includes policy planning, re-zoning and/or subdivision approvals for the land.

While land within urban or regional growth corridors may naturally appreciate, our Strategic Partners look to protect, preserve and realize the highest and best use of the land through the municipal planning and/or development approval processes. They focus on acquiring a dominant land position in the market or sub-market to both identify and realize economies of scale and be considered as a recognizable stakeholder, working with the municipality throughout their concept planning processes. They consult with local experts and municipal and regional governments and approval agencies to attain the highest and best development potential for the land.
An exit may occur at any of the planning stages, depending on when an offer is received and/ or approved by investors.

IV. Investment Exit

While the holding period and exit strategy will be different for each project, our Strategic Partner actively seek out and work with regional, national and international purchasers for the land.

Pre-Development Land (Growth)


Our Strategic Partner's Pre-Development Land Offerings focus on the first two stages of the real estate life cycle - Undeveloped Land and Entitlement or Zoning (concept planning).

For their Pre-Development investment products, they acquire strategically located, undeveloped land in the path of this future growth, with the intent of managing the land through the conceptual planning, entitlement of zoning process, then selling the land when market conditions are favourable and anticipated future demand increases its value.
